Tracking the 2026 NJ Property Tax Relief Season

This site launches midway through an eventful year for New Jersey property tax relief, so here is where the 2026 season stands and what's coming next.

For most homeowners and renters under 65, the state plans to auto-file 2025 ANCHOR applications (Form ANC-1) and mail confirmation letters in August 2026. If you receive one, you generally only need to act if your banking details or address changed, or you want a paper check instead of direct deposit.

Homeowners and renters who are 65 or older — or who receive Social Security or Railroad Retirement disability benefits — are not auto-filed. They must submit the combined property tax relief application, Form PAS-1, which covers ANCHOR, the Senior Freeze, and Stay NJ in one filing. The deadline for the 2025 benefit year is November 2, 2026.

Stay NJ, the state's newest program, began paying benefits this year in quarterly installments: February, May, August, and November. The August 15 and November 15 installments are still ahead as of this writing.

ANCHOR payments for this season are expected to begin on a rolling basis in mid-September, with most arriving within 90 days of filing. We'll publish updates here as the Division of Taxation confirms dates.
