    ANCHOR auto-file confirmation letters (ANC-1) mail to most under-65 homeowners and renters.

  2. August 15, 2026

    Stay NJ third quarterly installment issued to approved senior homeowners (2024 benefit year).

  3. Mid-September 2026

    ANCHOR payments begin rolling out; most arrive within 90 days of filing.

  4. November 1, 2026

    Senior Freeze payments issued for summer filers (June 2 – September 1 filings).

  5. November 2, 2026

    PAS-1 filing deadline for the 2025 benefit year — the one date that gates all three programs for seniors.

  6. November 15, 2026

    Stay NJ fourth quarterly installment issued to approved senior homeowners (2024 benefit year).

  7. December 1, 2026

    Final Senior Freeze wave for the season, covering filings received by the deadline.

  8. February 2027

    Stay NJ quarterly installments for the 2025 benefit year are expected to begin (subject to appropriations).

Common questions

What property tax relief programs does New Jersey offer?

New Jersey runs three major programs at once: ANCHOR (for most homeowners and renters), the Senior Freeze (reimburses seniors for tax increases), and Stay NJ(cuts senior homeowners’ bills up to 50%). Seniors and disabled residents apply to all three with one PAS-1 application.

Can I get more than one NJ property tax relief benefit?

Yes. The programs stack. An eligible senior homeowner can receive ANCHOR, the Senior Freeze, and Stay NJ in the same year — the state coordinates the amounts so combined relief can reach 50% of the property tax bill (capped). See our program comparison for how they fit together.

Do renters qualify for New Jersey property tax relief?

Renters qualify for ANCHOR: $450 for 2025 income up to $150,000, or $700 if 65 or older. Senior Freeze and Stay NJ are homeowner-only. Details in the renters guide.
