The math behind the estimate
- ANCHOR: $1,500 for homeowner income up to $150,000, $1,000 up to $250,000, plus $250 at 65+; renters $450 (+$250 at 65+) up to $150,000 — see ANCHOR amounts.
- Senior Freeze: current-year taxes minus base-year taxes, if you pass the age/disability, 3-year, and two-year income tests — see the Senior Freeze guide.

Combined relief is capped at your actual tax bill. The state calculates in this same order from your PAS-1, due November 2, 2026.
Frequently asked questions
How accurate is this calculator?
The formulas are the state’s published ones — ANCHOR’s tiers, the Senior Freeze subtraction, and Stay NJ’s 50% top-up with the $6,500 cap — using figures verified on July 20, 2026. Accuracy then depends on your inputs; the state additionally verifies income against tax records and can adjust amounts for offsets or ownership shares.
Why does my Stay NJ estimate show $0?
Because Stay NJ only tops up the gap between your other benefits and 50% of your bill. If ANCHOR plus your Senior Freeze already reach that target, there’s no gap to fill — your total still meets the target. The mechanics are in how Stay NJ works.
I don't know my base year. Can I still use the calculator?
Yes — leave the base-year field blank. The estimate will flag that your Senior Freeze amount is missing and compute the rest. To find your base year, see the base year explained or call the Senior Freeze hotline at 1-800-882-6597.
Is anything I type stored or sent anywhere?
No. The math runs in your browser; no figures are transmitted, logged, or saved. Close the tab and everything is gone.
