ANCHOR answers “taxes are high.” It hands nearly every household a fixed rebate scaled loosely by income — simple, predictable, and identical whether your bill rose or fell.

The Senior Freeze answers “taxes keep rising on a fixed income.”It doesn’t care how big your bill is — only how much it has grown since you qualified. Year one it might pay $150; by year ten it can exceed $3,000, because New Jersey bills rarely stop climbing.

That’s why the comparison flips over time: for a newly-eligible senior, ANCHOR’s $1,750 dwarfs a first-year freeze check. A decade in, the base-year math usually wins. Claim both and the question becomes academic.

68-year-old couple, own their home since 2010, $115,000 income (including $38,000 Social Security), 2025 tax bill $9,400, base year 2022 at $8,600:

Neither “first” — at 65+ (or on disability) a single PAS-1 filing applies you to both simultaneously, plus Stay NJ. There is no scenario where claiming one blocks the other.

Does getting ANCHOR reduce my Senior Freeze?

No. ANCHOR and the Senior Freeze are computed independently and never offset each other. Only Stay NJ adjusts to what the other two pay.

Why did I qualify for ANCHOR but get denied the Senior Freeze?

Usually one of three rules: the Senior Freeze’s lower income limit that includes Social Security, the 3-year home ownership rule, or the requirement to meet the limits in both 2024 and 2025. The denial letter states which — and many are fixable errors worth appealing.
