Stay NJ Calculator: Estimate Your Benefit

Stay NJ pays 50% of your property tax bill up to a $6,500 cap — after ANCHOR and the Senior Freeze are counted. For the 2025 benefit year the maximum is tiered by income ($6,500 / $5,000 / $4,000) and the income limit is $200,000 — the calculator shows what it can and is explicit about what the State has not yet published.

Reading your result

  • The formula: 50% × (your bill, counting at most $13,000) − ANCHOR − Senior Freeze, floored at $0. That is the published 2024 calculation.
  • No 2025 dollar figure. The FY2027 Appropriations Act added income tiers to the 2025 maximum, and the NJ Division of Taxation has not published how that ceiling combines with the formula above. We show the tier that applies to you rather than guessing an amount — see Stay NJ income limits.
  • Eligibility checks applied: 65+ by December 31, 2025, owned and occupied all year, and 2025 income of $200,000 or less (it was $500,000 for 2024) — see Stay NJ eligibility.

Frequently asked questions

Why is my Stay NJ estimate lower than 50% of my tax bill?

Two reasons under the published 2024 calculation: only the first $13,000 of taxes counts (capping the benefit at $6,500), and your ANCHOR and Senior Freeze amounts are subtracted first — Stay NJ pays the gap to the 50% target, not the whole target. Why doesn't the calculator show a Stay NJ amount for 2025?

Because the New Jersey Division of Taxation has not published the calculation yet. The 2025 income tiers are confirmed — $6,500 up to $100,000, $5,000 to $150,000, $4,000 to $200,000, nothing above — but not how that ceiling interacts with the 50%-of-property-taxes formula. Showing a number would mean guessing, so we don’t. Stay NJ pays in installments; 2025-year payments are expected February and May 2027, subject to appropriations — see the payment schedule.

I'm under 65 on disability — why is my Stay NJ $0?

Stay NJ is age-based only: 65+ by December 31 of the benefit year, with no disability pathway. Your disability status does qualify you for the Senior Freeze and ANCHOR, which the calculator includes.
