The full-year ownership rule

Stay NJ requires owning and occupying the home for the whole benefit year. Practical consequences:

  • Bought in 2025?You can’t claim the 2025 benefit for that home — your first eligible year is 2026 (file in 2027).
  • Sold in 2025?Same problem from the other side — you didn’t occupy it through year-end.
  • Bought December 2024?You’re fine for 2025 — the rule is the full benefit year, not years of tenure.
  • Seasonal travel(months in Florida) doesn’t break the rule as long as the NJ home remains your principal residence — where you vote, hold your license, and file taxes.
