What's normal (and what isn't)

Normal:

  • Senior Freeze paid in November while Stay NJ shows nothing until winter;
  • ANCHOR “processing” for 60–90 days after filing;
  • A Stay NJ determination of $0 alongside healthy ANCHOR + Senior Freeze payments (the top-up math);
  • Statuses updating days after money actually moves.

Worth acting on:

  • “No record found” on all three tracks two-plus weeks after filing — re-verify your SSN/ZIP entries, then call with your confirmation number;
  • An information-request letter — respond fast; only the flagged program pauses, but it pauses fully;
  • A payment marked issued that never arrived — trace steps in ANCHOR / Senior Freeze troubleshooting;
  • 90+ days past a program’s window with no status movement and no letter.

A realistic timeline (filed July 2026)

  • July 2026: PAS-1 submitted online; confirmation number saved.
  • August–September: statuses move to “processing”; possible verification letter for first-time Senior Freeze claims.
  • September–November: ANCHOR payment (rolling window).
  • By November 1: Senior Freeze wave payment (June 2–September 1 filings).

When one program approves and another denies

Each program applies its own rules to your one filing, so split results are legitimate: income above $172,475 but below $500,000 denies the Senior Freeze while approving Stay NJ; a home bought in 2024 denies the Senior Freeze (3-year rule) while approving ANCHOR and Stay NJ.

Every denial letter states its reason and appeal window. Fixable errors — income transposition, ownership-date mix-ups — are corrected through the hotline or the appeal, not by filing a duplicate PAS-1. If the denial reflects a real rule, the program comparison shows what you still qualify for.

Is there one status page for the whole PAS-1?

No — statuses are per program. The filing itself is confirmed by your confirmation number (online) or certified-mail receipt (paper); after that, check ANCHOR, Senior Freeze, and Stay NJ separately.

How soon after filing PAS-1 does anything show up?

Allow about two weeks for the filing to appear in the status systems. Online filings surface faster than paper, which must be opened and keyed first.

My Senior Freeze was paid but ANCHOR wasn't — did my ANCHOR fail?
